10-year visa and a strata-titled condo: the combination many foreign buyers are now asking about.
For years, living in Cambodia long term meant the same routine: an ordinary visa, renewed every 6 or 12 months, with no clear path beyond it. For investors, retirees and business owners who have committed real capital to the Kingdom, that uncertainty was a genuine drawback.
Cambodia My 2nd Home (CM2H) was created to change that. It offers a 10-year visa with a work permit, a range of business and lifestyle support services, and, after five years, the right to apply for Cambodian citizenship. Below, we break down how the program works, what it costs, and how it fits alongside a property purchase.
What Is Cambodia My 2nd Home?
CM2H is a long-stay residency program promoted by Cambodia's Ministry of Interior and listed on the General Department of Immigration's official website. It is operated by My Second Home CM2H (Cambodia) Co., Ltd. in partnership with the Khmer Home Charity Association (KHCA), which channels part of the program's activity into local social projects.

How the Program Came About
On 16 June 2022, a ceremony at the General Department of Immigration presented an official letter from the Ministry of Interior to H.E. Nov Sokpheap, Chairman of the KHCA. At the same event, a Memorandum of Understanding was signed with My Second Home CM2H (Cambodia) Co., Ltd. to run the program. Since then, CM2H has built a head office in BKK1, Phnom Penh, and a network of regional partners.
Why It Matters Now
Cambodia's case for long-stay foreigners rests on a few structural advantages: a largely dollarised economy, 100% foreign ownership permitted for most businesses, no restrictions on moving funds in and out of the country, and a cost of living well below its neighbours. CM2H adds the missing piece, which is stability of status.

Option A: Membership Plan
The simplest route. A one-time USD 50,000 fee covers the 10-year visa, work permit and full concierge support. It suits people who want residency and mobility without tying capital to an asset.
Option B: Property Investment
From USD 85,000, this route combines residency with ownership of a real asset. For many of our clients, this is the most logical option: the capital goes into something that can earn rent, rather than into a fee.
Option C: Fixed Deposit
Designed for conservative investors who want capital held rather than spent. Funds are locked for five years in an appointed bank. Note the trade-off: at around 1% to 4% interest, the return is well below the 6% to 7% gross yields typical of well-located Phnom Penh condos.
How to Apply: The 4-Step Process
Background check. Submit your passport (at least 30 months' validity) and a USD 500 fee. The check takes roughly 10 working days.
Investment completion. Transfer the remaining funds to the official CM2H account.
VIP arrival. Arrive in Cambodia, with airport pickup and a city tour included.
Visa issuance. Visit the CM2H head office to receive the visa sticker, usually within about 5 working days.
Full application details are on the CM2H membership page.
The 5-Year Pathway to Citizenship
After holding a CM2H visa for five years, members become eligible to apply for Cambodian citizenship (see CM2H's citizenship page). Citizenship brings the full rights of a Cambodian national, including the ability to own land in your own name, which foreigners otherwise cannot do.
Two points are worth knowing. First, naturalisation in Cambodia is granted at the government's discretion, so eligibility to apply is not a guarantee of approval. Second, Cambodia updated its nationality rules in December 2025 through Sub-Decree No. 225, which also sets out separate, far more expensive investment and donation routes. For most people, CM2H is the more accessible long-term path.
Who Is CM2H Best Suited To?
Property investors who want residency alongside rental income
Entrepreneurs looking for a stable base for regional expansion within ASEAN
Remote workers and digital nomads who want a long-term home without minimum stay rules
Retirees seeking an affordable, comfortable lifestyle in Asia
How to Verify the Program Yourself
With any residency scheme, independent verification is sensible. Search for the General Department of Immigration Cambodia and look for official results ending in .gov.kh, the suffix used by the Royal Government. The CM2H program is referenced on the immigration department's website, and the official program portal is www.cm2h.com.
Pairing CM2H With a Property Purchase
This is where residency and real estate meet. Under Cambodian law, foreigners can own strata-titled condominium units outright, on the first floor and above, up to 70% of the units in a building. Land requires citizenship or a trust structure.
That makes a well-chosen condo the natural anchor for a CM2H application under Option B. As we covered in Why Investors Are Choosing Cambodia Over Thailand and Vietnam, central Phnom Penh still offers entry prices far below Bangkok or Ho Chi Minh City, with gross rental yields that have held in the 6% to 7% range. Capital gains tax on property has also been deferred until 1 January 2027, which helps buyers planning ahead.
Our selection criteria stay the same whether or not a buyer is applying for CM2H: confirmed strata title, a developer with a completed track record, and available foreign quota. Browse our current properties to see what qualifies.
Things to Consider Before You Apply
Confirm current fees, refund terms and what happens to your visa if you later sell a qualifying property.
Compare the fixed deposit return against realistic rental yields before choosing Option C.
Treat citizenship as an opportunity to apply, not a guaranteed outcome.
Take independent legal and tax advice, especially if your home country taxes worldwide income or restricts dual nationality.
